Crack Filling
Crack filling is an important part of pavement preservation. Regular pavement maintenance that includes sealcoating and crack filling will more than double the life of your asphalt pavement and provide a well-maintained appearance to your property. Sealcoating and crack filling is a fraction of the cost of repairing or replacing asphalt pavement. To maximize the benefit of pavement maintenance, it is important to perform crack filling and sealing while cracks are small. Early intervention inhibits crack growth and prevent new cracks from forming.
The number one cause of pavement failure is moisture intrusion, and crack filling provides the best protection against it. When left unfilled, rain and moisture will permeated through the surface pavement and erode base materials, eventually leading to potholes, and ultimately causing pavement failure. By preventing water from entering the pavement surface, the degradation rate is significantly lowered. Crack sealing also prevents aggregate loss at the crack edges, further slowing the erosion process.
Sealcoating

Asphalt emulsion is a great choice to protect your pavement from oxidation, moisture, intrusion, gasoline and oil. Asphalt emulsion deep black color gives old oxidized pavement a “like new” surface while reducing maintenance costs and extending the life of your asphalt.
Asphalt emulsion sealcoating is designed to protect your investment, minimizes future maintenance treatments, and gets traffic back on your pavement or parking area quickly.
Asphalt emulsion lasts from 3-5 years depending on the traffic count, and contains 1,500 times less PAH’s than coal tar sealers. Not only is it safe for humans, but aquatic and wildlife too.
Striping & Marking
Parking lot striping allows for organized traffic flow and safety. Clearly marked parking stalls not only provides maximum space for vehicle parking, but also prevents confusion and frustration. An well-planned parking lot layout consists of visible line striping for parking stalls, traffic arrows at entrances and exits, directional traffic flow arrows, designated handicapped spaces, and clearly marked fire lanes and curbs.
ARtec Pavement Maintenance uses durable, environmentally low-impacting, water-borne acrylic paints. Solvent-based paints release volitile organic compounds and hazardous pollutants into the air. Water-borne or water-based acrylic paints have significantly less volatile organic compounds, or VOC's. Once VOC's make their way into the atmosphere, they play a role in the formation of ozone. Using materials with less, little, or no solvents is of great importance when mitigating environmental impact. Low VOC traffic paint is durable, long-lasting, and safe for the environment.
